The typical active Airbnb in Athens books 72 nights a year, while the top quarter of Athens listings books 246 — about 3.4 times as many. In Thessaloniki the figures are 60 and 210 nights.

The nightly price difference between the two groups is much smaller than the difference in nights. In Thessaloniki, the top quarter charges about 27% more per night but books 3.5 times as many nights. Most of the gap is the calendar, not the rate.

How much is one tenth of a star worth?

Across 40,829 active listings in Greece, moving from a 4.7–4.8 rating to 4.8–4.9 raised median occupancy from 48 to 54 nights and median annual revenue by 36% — more than four months of that listing’s typical earnings.

The top of the ratings scale is crowded, and search results reward it. A listing that sits at 4.7 is not doing badly. It is simply being shown to fewer guests than one at 4.9.

Which complaints pull ratings down?

In our analysis of guest reviews in Athens and Thessaloniki, the same five complaints account for most negative reviews: a listing that oversells the space, noise, cleanliness — especially the bathroom — maintenance, and missing basics.

Space is the largest by far: close to four in ten negative reviews in Athens mention a property being smaller than expected, and “smaller than expected” is the single most common complaint in Thessaloniki. Noise appears in 12.7% of negative Athens reviews, maintenance in 6.9%, and missing equipment such as a microwave or shower curtain in 5.9%.

None of these require renovation. They require accurate photos and descriptions, a checklist before every arrival, and someone who notices what is missing.

Why doesn’t one price work all year?

In 2024, August accounted for 18.8% of all short-term rental nights in Greece and February for 2.8% — a difference of 6.7 times. June to October together accounted for 60.8% of the year.

Responsiveness also counts inside the platforms. Airbnb factors it into how listings are ranked, and Superhost status requires answering at least 90% of messages within 24 hours. For an owner with a day job, replying within minutes at eleven at night is not realistic.
