Tourism is growing fast in five Greek destinations this year, and home prices are following. Foreign arrivals rose between 9.3% and 13.2% in the first half of 2026 in Kalamata, Chania, Mykonos, Corfu and Skiathos. In three of them, prices have climbed 20% or more in two years.
Greek estate agents put it simply: buyers arrive with the tourists. Summer is peak season for property viewings too, because foreign buyers use their holidays to look at homes.
How fast are Greece property prices rising in 2026?
Greece property prices in 2026 are rising fastest in Corfu, up 13% year on year to €2,966 per square metre in June, and in Chania, up 7.7% to €3,101. Kalamata rose 4% to €2,585. Mykonos and Skiathos held roughly flat over the year.

Kalamata: why is it attracting attention?
Kalamata’s foreign arrivals rose 10% in the first half of 2026, after 11% growth in 2025. Home prices reached €2,585 per square metre in June, up 4% in a year.
The airport is the main catalyst. A consortium led by Fraport AG, with the Kopelouzos and Konstantakopoulos groups, has taken over Kalamata airport on a 40-year concession. More flights usually mean more visitors and more buyers. Kalamata is also the cheapest of the five markets per square metre.
Mykonos: are prices still rising?
Not much. Mykonos prices rose just 0.7% in a year, to €7,647 per square metre — still by far the highest of the five. Tourism, though, is back: foreign arrivals grew 13.2% after several years of decline.
Agents expect the tourism rebound to lift seaside villa values again. Short-term rental returns on the island remain seasonal. In our analysis of active Mykonos listings, the median property booked 42 nights a year at about $150 a night.
Chania: what is driving the rise?
Infrastructure. Crete is building a new airport and the North Road Axis of Crete (BOAK), and Chania is pulling ahead. International arrivals rose 13% in the first half of 2026, after just 3% in 2025.
Prices show no sign of slowing. The June average of €3,101 per square metre is 7.7% higher than a year earlier and 26% higher than in June 2024.
Corfu: the fastest price growth of the five
Corfu prices rose 13% in a year to €2,966 per square metre, and 25% since June 2024. Arrivals grew 9.3% in the first half, after 6.1% in 2025. Lamda Development’s new marina should add further momentum.
Corfu’s short-term rental market tells a similar story. AirDNA data shows revenue per listing up 9% in the year to June 2026, while the number of active listings fell 9.1%.
Skiathos: a pause after a strong run
Skiathos prices have held near €3,750 per square metre for a year, but they rose almost 20% from June 2024. Arrivals grew 12% in the first half, after 5% in 2025. A flat year after a strong run can signal a market catching its breath rather than turning.
What do these five markets have in common?
Four of the five sit in areas that Greece’s new tourism spatial framework classifies as controlled development, the most restricted category. These include Mykonos, Skiathos, the municipal unit of Corfu town and Nea Kydonia in Chania. Kalamata is not among them.
That matters for buyers. The framework caps new hotel development and gives authorities tools to limit short-term rental in these areas. Rising demand and tighter supply rules usually support existing properties. They also make the business case for new short-term rental investments harder to predict.
