Two short-term rental markets sit about 40 km apart in Argolida, in the Peloponnese, Greece — and they work in completely different ways. Ermionida, the area around Porto Heli, earns high nightly rates from villas. Nafplio earns steady bookings from a historic town that guests visit for longer parts of the year.
AirDNA’s latest figures, for the twelve months to September 2026, put numbers on both for the first time.
How much does an Airbnb earn in Porto Heli and Ermionida, Greece?
The average active short-term rental in Ermionida, the municipality that includes Porto Heli, Greece, earned $34,300 in the twelve months to September 2026, according to AirDNA. Guests paid an average of $304 a night, and listings were booked 48% of the nights they were available.
That nightly rate is among the highest in Greece outside the Cyclades. It reflects the market: Ermionida is mostly villas, many with pools, aimed at families and groups. AirDNA counts 476 active listings in the area.
How much does an Airbnb earn in Nafplio?
The average active short-term rental in Nafplio earned $20,400 over the same period, at $119 a night and 53% occupancy. Nafplio has 540 active listings — more than Ermionida, but smaller and cheaper on average.
Nafplio is a town market. Its old town, castles and proximity to Epidaurus and Mycenae draw visitors well beyond the beach season, and it sits about two hours from Athens.
Argolida short-term rental markets compared, twelve months to September 2026
| Metric | Ermionida (Porto Heli) | Nafplio | Corfu, for reference |
|---|---|---|---|
| Active listings | 476 | 540 | 11,902 |
| Average annual revenue | $34,300 | $20,400 | $15,300 |
| Occupancy | 48% | 53% | 64% |
| Average daily rate | $304 | $119 | $239 |
| RevPAR | $147 | $63 | $148 |
| AirDNA Market Score | 57 | 83 | 65 |
How does Ermionida compare with Corfu?
Ermionida and Corfu earn almost exactly the same per available night — RevPAR of $147 and $148. They get there in opposite ways. Ermionida charges more and books less; Corfu charges less and books more.
Ermionida’s average annual revenue is still more than twice Corfu’s. AirDNA’s revenue figure includes cleaning and other guest fees, which weigh more on large villas, and the two markets differ in how many nights their properties stay open.
Is the Porto Heli market growing?
The year-on-year figures for Ermionida move in different directions, so read them with care. Average revenue per listing rose 102.3% and occupancy rose 12.5%. At the same time, the average nightly rate fell 27.1%, RevPAR fell 13.1% and the number of active listings fell 34.8%.
A market does not double while its rates and RevPAR fall. A more likely explanation is a change in which properties make up the average: a third fewer listings, with those that remain open for more of the year. AirDNA’s revenue growth subscore of 94, which counts only properties booked in both years, suggests that established listings performed well.
Nafplio’s figures are more consistent. Revenue per listing rose 61.1%, occupancy 6.7% and RevPAR 10.3%, with the average rate almost flat at −1.7%. Active listings fell 13.5%.
Which market scores better?
Nafplio scores 83 out of 100 on AirDNA’s Market Score, one of the higher scores in Greece. Ermionida scores 57.
The gap comes mainly from rental demand, which combines occupancy with listing growth: 84 for Nafplio against 46 for Ermionida. Both markets score similarly on seasonality, at 50 and 44, which confirms that both depend heavily on summer. Ermionida leads on revenue growth, at 94 against 79.
When is the season in Porto Heli and Ermionida?
In our experience managing properties in Porto Heli and Ermionida, Greece, the rental season runs from April to October. Guests are mostly families and groups, from the United States, France and Greece itself.
Road access from Athens keeps the shoulder months viable, unlike islands that depend on ferries and flights. That matters for a market with a seasonality score of 44, where each extra month of bookings changes the annual result.
What does this mean for owners in Argolida?
Ermionida rewards owners of larger, well-presented properties that can command high rates. Nafplio rewards steady occupancy over a longer season. In both, the gap between active, well-managed listings and the rest is wide.
Neither area currently faces a freeze on new short-term rental registrations. Greece’s new tourism spatial framework gives authorities tools to restrict short-term rental in areas under pressure, so the regulatory picture can change.
