What separates top earners from the rest
The top 25% of Athens hosts earn more than $14,688 per year. The top 10% earn more than $25,380.

The impact of the license freeze on earnings
Athens’ most profitable neighborhoods — Zappeio, Thissio, Koukaki, Acropolis, Plaka — are all inside the restricted zone where no new licenses are being issued until end of 2026.
This means that if you already operate in central Athens, you are sitting on a valuable asset. Your competitors cannot enter your market.
For new investors, the opportunity has shifted to neighborhoods outside the restriction zone — areas like Pagkrati, Kypseli, Ampelokipi and Piraeus, which offer good access to the city center without the regulatory barrier.
