The first thing the data reveals is that Greek hosts perform exceptionally well overall. Of the 40,829 active listings we analyzed, 45.6% — nearly half — are rated between 4.9 and 5.0. Only 5.2% score below 4.5.

This means the competition at the top of the market is intense. Getting to 4.9 stars is achievable — staying there requires consistent execution.

What 5-star hosts do differently

Based on our analysis of guest reviews across Athens and Thessaloniki, the complaints that most frequently drag ratings below 4.8 are consistent and predictable. Here is what top-rated hosts get right.

1. They manage expectations on space

The single most common complaint across all Greek cities is space — “smaller than expected”, “photos looked bigger”. Top-rated hosts are brutally honest in their listings. They photograph accurately, describe dimensions clearly and set expectations before the guest books.

A guest who books knowing the apartment is small will not complain about it being small.

2. They treat cleanliness as non-negotiable

“Very clean” is the second most praised quality in Athens Airbnb reviews, and cleanliness complaints — particularly about bathrooms — are among the most damaging to ratings. Top hosts treat the pre-stay clean as the most important part of their operation.

This analysis is based on 40,829 active Airbnb listings across Athens, Thessaloniki, Crete and the South Aegean, from the Inside Airbnb dataset (October 2025 snapshot). Review analysis is based on 16,200 English-language reviews from Athens and Thessaloniki properties.
