Why does the new airport matter?
Kalamata airport has passed to a consortium led by Fraport AG, with Delta Airport Investments of the Kopelouzos Group and PILEAS of the Konstantakopoulos Group, under a 40-year concession. Fraport already runs 14 regional airports in Greece. More routes and more flights would bring more visitors, and more of them from abroad.
Tourism is already rising. Foreign arrivals grew 10% in the first half of 2026, after 11% in 2025, according to INSETE.
What do homes cost in Kalamata?
Kalamata homes averaged €2,585 per square metre in June 2026, up 4% in a year. That makes Kalamata the cheapest of five fast-growing Greek tourism markets we compared, well below Corfu, Chania, Skiathos and Mykonos.
Kalamata is also not a controlled-development area under Greece’s new tourism spatial framework, unlike Mykonos, Skiathos, Corfu town and parts of Chania. There is no freeze on new short-term rental registrations.
What does this mean for owners and investors?
Kalamata offers lower entry prices, rising demand and fewer regulatory limits than the islands. Rates are modest, so occupancy drives income. Owners who keep their calendar full earn the most.
More channels mean more chances to fill nights. Holidu, for example, publishes a lower commission than the largest platforms — you can list your property on Holidu here.
