Thessaloniki apartment prices rose 4.7% year on year in the second quarter of 2026, according to the Bank of Greece. That is slightly slower than Athens and the Greek average, but prices are still rising in Greece’s second city.

For investors, the question is what that growth means for a rental property. This article sets out the official price data, what Thessaloniki’s Airbnb listings earn, and how the freeze on new registrations changes the picture.

How much did apartment prices rise in Thessaloniki in 2026?

Apartment prices in Thessaloniki rose 4.7% year on year in the second quarter of 2026, according to the Bank of Greece’s residential property price index, published on 15 September 2026. The figure is provisional and the Bank may revise it.

The index measures the change in prices, not the price per square metre. Asking prices on property portals run at different levels and often disagree with each other, so we do not quote them here.

What do Airbnb listings in Thessaloniki earn?

The median active Airbnb listing in Thessaloniki earned $4,800 a year, at a median $55 a night and 84 booked days, in our analysis of the Inside Airbnb October 2025 snapshot. We count a listing as active when it has at least 10 reviews, which gave 2,809 listings.

Thessaloniki, active listings Median listing Top 25% by revenue
Price per night $55 $66
Booked days per year 84 210
Revenue per year $4,800 Above $9,180

The top quarter charges only slightly more per night but is booked far more often. Occupancy, not price, drives the gap. These figures come from a different source than the price index above, so we do not combine them into a yield.

What does the freeze on new registrations mean for buyers?

New short-term rental registrations have been frozen in central Thessaloniki since 1 July 2026, so a flat in the freeze area that does not already have a registration cannot be listed as a short-term rental. A buyer who plans to rent short term should check that the property already holds a registration number before signing.

Our guides cover the rules in detail: Airbnb regulations in Thessaloniki and what happens to a licence when a property is sold.

What should investors in Thessaloniki do?

Investors should buy on the rental numbers for the specific area, not on city-wide price growth, and confirm the registration status first. Thessaloniki’s price growth is steady rather than fast, and Airbnb income depends mostly on how many nights a listing books.
