Greece Airbnb prices rose 7.9% in the first nine months of 2026, to an average of €121.5 a night, according to a Hosthub analysis published on 1 October 2026. Occupancy barely moved, so the extra income came from higher rates.

The data covers more than 17,000 properties and splits Greece into regions. Thessaloniki stands out: it has the highest occupancy of the regions listed, even though its nightly rates are the lowest.

How much did Airbnb prices rise in Greece in 2026?

The average daily rate in Greece rose 7.9% to €121.5 in January to September 2026, compared with the same period of 2025, according to Hosthub. Occupancy was 34.8%, up 0.8%, and revenue per available night was just over €42, up 8.7%.

Revenue per available night combines price and occupancy. It rose by about the same share as the nightly rate, which shows the gain came from price, not from more booked nights.

Why does Thessaloniki’s occupancy matter for owners?

Thessaloniki books almost half of its available nights, 46.7%, which is higher than every other region in the Hosthub data. The city’s nightly rate is the lowest of the regions listed, so income depends on keeping the calendar full.

New short-term rental registrations have been frozen in central Thessaloniki since 1 July 2026. Properties that already operate keep competing for the same guests, and a well-run listing with a full calendar earns the most.

What should owners do with this data?

Owners should price for the season and the area and not apply a single rate all year. In 2026 the gain across Greece came mostly from the nightly rate, not from more booked nights. Brothers Consulting sets prices and manages bookings for owners in Thessaloniki and Porto Heli, Greece.
