Porto Heli is a coastal town in the municipality of Ermionida, in the Argolida regional unit of the Peloponnese, Greece. Over the past decade it has moved from a quiet second-home market serving Athenian families to one of the most concentrated luxury hospitality pipelines in the country, with investment in the wider Ermionida area now reported at over €1 billion.
This brief sets out what is being built, where the area actually is, and — just as importantly — what data does not yet exist for it.
Where is Porto Heli, Greece?
Porto Heli is on the eastern coast of the Peloponnese peninsula in southern Greece, within the municipality of Ermionida, Argolida, approximately 208 km by road from Athens International Airport.
It faces the Argolic and Saronic gulfs, with the islands of Spetses and Hydra offshore. It should not be confused with Porto in Portugal, or with Portoheli spellings used interchangeably in listings. The Greek name is Πόρτο Χέλι, and the genitive form used in Greek addresses is Πόρτο Χελίου.
Travel times from Porto Heli, Ermionida
| Destination | Distance / time |
|---|---|
| Spetses island | Approximately 10 minutes by boat |
| Ermioni village | 17 km / approximately 15 minutes by road |
| Nafplio | 40 km / approximately 45 minutes by road |
| Ancient Epidaurus | 53 km / approximately 1 hour by road |
| Mycenae archaeological site | 65 km / approximately 1 hour by road |
| Hydra island | Approximately 1 hour 20 minutes by boat |
| Athens International Airport | 208 km / approximately 2.5 hours by road |
| Piraeus port, Athens | 2.5 to 3.5 hours by high-speed ferry |
The practical consequence for short-term rental operators is that Porto Heli is a drive-to destination from Athens rather than a fly-to one, and the absence of a nearby airport shapes both length of stay and guest origin.
Why is Porto Heli attracting over €1 billion in hotel investment?
Greek reporting in July 2026, sourced from the Athens-Macedonian News Agency, put tourism investment underway in the wider Ermionida area at more than €1 billion, driven by international luxury hotel brands positioning the region as a “quiet luxury” destination in the Mediterranean.
The strategic logic is that Porto Heli offers what the saturated Cycladic islands increasingly cannot: road access from Athens, no ferry dependency, low building density, existing marina infrastructure for yachts, and — critically for developers — large contiguous coastal plots still in single ownership. An earlier report in April 2026 put the figure for the wider area at €2 billion, so the headline number varies depending on which projects and which timeframe are counted.
For property owners already in the area, the relevant effect is the halo: branded residences priced from €8 million establish a new ceiling for the local market and pull average expectations upward across all tiers of accommodation.
Which hotel brands are coming to Porto Heli and Ermionida?
Four Seasons, Six Senses and Waldorf Astoria all have projects announced or under construction in Porto Heli and the surrounding Ermionida area of Argolida, Greece, alongside several independent developments.
| Project | Location | Status as reported |
|---|---|---|
| Four Seasons Resort and Residences Porto Heli | Hinitsa Bay, on the former AKS Hinitsa Bay site | Reported in April 2026 as the most construction-advanced project in the area; developer Hinitsa Bay Holdings |
| Infinity – Six Senses Porto Heli | Costa Perla, Porto Heli | Under construction, delivery stated as 2028 |
| Waldorf Astoria project | Ermionida area | Announced |
| Porto Heli Hospitality | Porto Heli | Announced, described as a sustainable-build unit |
| Zafido boutique five-star | Kosta | Announced |
| Serenity Village, Hydra Rock | Metochi | Announced |
Individual project values circulate widely in Greek property media but we have not been able to verify them against primary filings, so they are omitted here rather than repeated.
What is the Six Senses Porto Heli development?
Six Senses Porto Heli is a LEED-certified resort of approximately 60 rooms and suites plus a three-bedroom retreat villa, together with branded residential villas of five to eight bedrooms for sale from €8 million, on a site at Costa Perla in Porto Heli, Ermionida, with delivery stated as 2028.
It is the brand’s first property in Greece. The development is backed by a consortium including London-based CBE Capital and Golden Land Goutos, with architecture by Delogu Architecture of Rome and Arch Group of Athens. The project manager describes the site as spanning over 96,000 square metres with over 26,000 square metres of gross leasable area, 62 hotel keys, five food and beverage outlets and 73 private or semi-private pools.
One note on the numbers: the villa count has been reported as both 10 and 12 across the project’s own materials, with the earlier 2023 announcements saying 10 and the current Six Senses page saying 12. Site area figures also differ between sources. Where sources conflict we have used the developer’s or project manager’s most recent published figure and flagged the discrepancy rather than picking silently.
How long is the rental season in Porto Heli, Ermionida?
The holiday rental season in Porto Heli, Ermionida runs from April to October, a window of roughly seven months.
This is longer than the season on most Cycladic islands, where our listings data shows median occupancy of 42 to 66 nights a year concentrated into a much narrower summer window. Porto Heli’s road access from Athens, rather than ferry dependency, is the structural reason the shoulder months remain viable here.
This season length is based on our own operating experience in the area rather than on a public dataset, for the reasons set out below.
Who rents holiday properties in Porto Heli?
Guests in Porto Heli, Ermionida are predominantly families and groups, with American, French and Greek visitors making up the main nationalities.
The practical implications for owners are that demand skews toward whole properties with multiple bedrooms rather than single-room or couple-oriented stock, and that listings need to work for an international audience alongside the domestic Greek market. The absence of a nearby airport means guests arrive by car from Athens or by ferry, which favours longer stays over short city-break patterns.
This guest profile reflects our own bookings in the area rather than a public dataset.
What short-term rental data exists for Porto Heli and Argolida?
No public dataset currently provides occupancy, average daily rate or revenue figures at municipality level for Porto Heli, Kranidi or Ermioni in Argolida, Greece.
Our own listings dataset of approximately 85,000 Greek properties covers Attica, Central Macedonia, Crete and the South Aegean, and does not include the Peloponnese. The Hellenic Statistical Authority publishes registered short-term rental property counts by region, which covers the Peloponnese as a whole but not individual municipalities. The Bank of Greece residential property price index groups the area under “other areas of the country” rather than breaking out Argolida. Private platforms such as AirDNA sell municipality-level estimates, but those are modelled figures rather than administrative records.
We would rather say this plainly than publish estimates dressed as measurements. Where we do have data, we show the sample size, the period and the source. For Porto Heli we currently do not, and this page is a market brief on that basis. We will add benchmark figures for Ermionida when we hold data we can stand behind.
